chances of getting a mortgage?

Hello Peeps,
I am batting some ideas around at the mo trying to make my life nicer along the way.

Anyway.. I own half a house, which I dont live in which has no mortgage.
The house I live in is owned with my husband who I dont live with. I am thinking about selling the house I live in and buying something in my name alone. I dont have very good credit as in the past I was on a DMP however I am now totally debt free and have some savings.

I also have some money tied up in this place so I would be looking at a mortgage of between 66% and 85% depending on what I look at buying.

I would also like a mortgage which looks at tax credits and so on as this makes up part of my income.

I have a mobile on contract which I took out in Dec and a vanquis credit card from march. Of couse both are paid on time :-)

Is there any lenders that will look at me, now or in say 6-12 months?

    Possibly. Your input data is so vague, I don't feel a more detailed answer is possible.

    You own half a house you don't live in... but will sell the house you do live in, which you jointly own with your husband?

    Tax credits form part of your income, but you give no details of the other part you refer to...

    There may be lenders who will lend to you. Seek out a good, recommended, whole of market or independent broker.

    Ahh I work, hence the other income. I own half a house I dont live in as my dad does, my mum died leaving me her half.

    My husband rents a house and I plan on moving there for a while. We split up but are now back together but are unsure if we will live together long term, lives are complex, eh?

    So you're planning to sell the house you live in, move into your husband's rented property, and buy a house in your name only?

    Does that mean you won't be living in the house you're buying? Will you be letting it out?

    As I say I am just batting some ideas around and trying to decide what to do.
    But I dont plan on renting out, more staying with my husband while I tie up the sale if I am able to get a mortgage otherwise I will be renting...
    Debt free and plan on staying that way!!!!
