    I want to help my sister buy a house down south; she is several years younger than myself and out of work (she wants to move to an area with better job prospects) so she can't get a mortgage without a punishing repayments.

    With no job. Then she won't get a mortgage.

    Loaning your sister money when she has no income to repay you doesn't appear to help anyone.

    Buying a house before finding a job doesn't make sense either.

    Which explains why Skipton see huge risk in your proposal.

    She's my sister; it helps HER.
    I have a good job so I can afford the repayments and moving to another area will give her a better chance of finding a job. I honestly don't see the risk here, or why it doesn't make sense to inconvinience oneself for a family member.

    Unfortunately credit providers take a very different view. With limited funds to advance. They can select the best applications and decline the rest.
