Abbey mortgage offer?

Hello All,

I have been arranging my mortgage with Abbey through London and Country. Today, a month after we got agreement in principle, my broker sent me an email saying the case was approved, and "valuation has been instructed as highest priority". SO does that mean Abbey are getting the survey done as the last thing? And we will definitely get the mortgage if they are happy with the valuation?

Thanks in advance for all your help

Not necessarily. Have you supplied any wage slips, bank statements etc that they might have requested?

Yes, passports, wage slips, utility bills were submitted at the beginning of May. Yesterday the application was with the underwriters, who were completing their final checks according to my broker. But seems strange that they would leave the survey till the end?

That is how Abbey work - and to be honest it can save you a survey fee if they then decide to decline your application or ask for further information that you may not have.

They normally want all the paperwork first, they assess it and then if they are happy they authroise the mortgage and instruct the valuation. If the valuation is OK they are very quick at issuing the offer letter.

If they have had the application for a month, it has been a very long time for them to assess the case - did they have all the information requested from day1?

Yes, they have had all the information from the beginning. The reason I am asking here , is that my broker is notoriously difficult to get hold of. I asked him this question this morning, but no reply so far, and I don't think he'll reply at all to be honest.
So hopefully this would mean that we will get the offer very soon, as we already had a valuation done (before we even applied for the mortgage) by DM Hall, and it was fine.

Thank you so much for your replies, it's been a little stressful not knowing what's going on.
