Mortgage Exit Fee Help Needed...please

hi,

I'm hoping someone can help me understand the letter i have had back off Northern Rock. I sent my letter off to claim my fees back and have had the following reply

"Having reviewed your mortgage account, the DOM fee was £250 at the time of your recent mortgagecontract began and it has not changed since that date. The fee was clearly explained within the offer of loan documentation you received and agreed to. We reamin satisfied that this fee was expressly communicated to you and that Northern Rock has adopted an approach that clearly follows the guidance issued by the FSA, as reffered to above.

On this basis, it is not appropriate for Northern Rock to make a payment reagrding your mortgage or the fees charged"

It then goes on to say i can appeal if i like and have 8 weeks to do so.

I know it's basically telling me I aint getting owt, but don't quite understand why, when the majority of people are.:confused:

If someone could explain it to me that would be brill and if it would be worth appealing.

Thanx (sorry it's so long winded)

    In a nutshell - you are applicable for a refund if the exit fee that was charged was greater than that quoted in your original mortgage documentation, and the lender may refund the difference to you.

    NR say they they didn't charge you an increased exit fee so have no refund to pay.

    I may be wrong but I think what has happened is this ;

    What they're saying is you haven't been charged any more than you originally agreed when you signed for the mortgage.

    Others may have recived payment because they were told it would cost, say, £250 when they took out the mortgage but were then charged say, £450.

    Hope this helps

  • Well it did cross my mind it meant that, Thanks Noz.

    I just thought that any fee over £50 was classed as unfair whether it was in the original documents or not, seen as it only cost them £50 to process it.

    So theres no pint appealing then?

    Nope. It's a bit like buying a tin of beans priced at 35p then going back weeks later complaining that you paid 35p, the price it said on the tin.
