You as the buyer won't have to pay agent fees - you haven't signed a contract with the agent.
The seller will have to pay whatever fees he's agreed to pay. And the agent will find out - not rocket science to monitor the Land Registry for houses you had on your books a little while ago!0 -

You won't have to pay any agents fees, it is the seller who pays the agent fees. The seller will have to pay these fees as it was the agent who introduced you, it is an introduction fee.
If the seller wants to proceed with the sale without using the estate agent then that's no problem, you just get your solicitors to deal directly with each other.
It's not your concern whether the seller tells the agent, or if the agent finds out through some other means.
The seller seems to want you to have a lot of hassle just to save himself a few thousand pounds of agents fees.
