Offer timing and strategy

I viewed a property and quite liked it. Asking price is a little below £250,000. I still need to apply for a mortgage.
Should I wait until I get an agreement in principle before making an offer?
The vendor has some furniture to sell too. Should I ask to view the property again before making an offer? Or make an offer and express an interest in the furniture? Or wait for them to mention it?

Most people have a price in mind that theyre willing to accept - no matter how you play the game. Imagine your selling your property you know what you will accept.
I would possibly put in a cheeky offer, then come back with a reasonable one but say thats your final offer (even if its not). As for a second viewing, do you need/want one? If you do, go for it. If not then just play it cool - i dont think there is a right or wrong way.
I would make an offer, once its rejected increase it to a decent offer but say you want them to throw in the furniture you want for that price.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
