Likelihood of Santander extending a mortgage offer?

We are in a pickle!
We originally put an offer in on a property last Nov which was accepted and the day before exchange in March they pulled out - few weeks later we found another one, they re-did the valuation (at no further charge) and we explained to the vendor we needed to complete on 31st May 2013 as that is when our mortgage offer expired. She was quite happy with this as she needed to move ASAP.
The valuation through up a few things and we got a survey - the same day we found out and got the report the next day and sent it on to the Lender. They took eleven days to come back to us saying refer back to survey and do all works required. Was slightly vague as some things he said were cosmetic and no need for concern and other things were a drainage report and getting some crack stitching. We asked for clarification and another three days passed - i ordered the drainage report which was fine and have a builder putting a loft hatch in the extension (at vendor's expense) and getting another roof specialist to look up there. We are awaiting a written quotation for the crack stitching which is due tomorrow.
Santander have just been dragging their heels and even though i am certain we can get the reports and estimates they require to them this week - I am not sure if we can get completion through b Before 31st
My solicitor has requested a four week extension as they have been very slow but what is the likelihood they will do this - we do not want to reapply as they took ages last time and the vendor is desperate to move!!
Anyone had any experience with Santander doing this?

Unfortunately, Santander has atrocious service standards with any "hiccup" becoming a major issue. Unless you went direct to Santander, get your broker to fight your corner, as your solicitor is unlikely to keep chasing. If direct then it is down to you to chase Santander for a response as conjecture on this forum will not help your case.0

Fortunately my solicitor is a good friend and I know she is constantly chasing as are my brokers - apparently it is all down to the surveyor that Santander used taking an age to respond to the smallest query! I was wondering if anyone else had successfully had their mortgage offer extended as the vendor is desperate to go and I do not want her putting the house on the market again if they say we have to reapply!! xx0

Broker or direct? If broker get them to chase and be a nuisance, if direct, go to nearest Santander branch and press you case.0

Got the Mortgage through a broker who keep saying they are chasing three/four times a day - solicitor now says we can draw down the funds as quickly as a day before as she has a letter from Santander confirming this - but we are still awaiting the bxxxdy surveyors decision!0
