  • The town in question used to be known for gunpowder manufacture donkey's years ago, but has been otherwise habited and obviously deemed habitable for new developments to be built on.

    We go past a former explosives factory quite frequently. It was decommissioned at the turn of the millennium, and for years after dozens of lorries were leaving the site with soil. The land laid empty for several years, and they eventually built a gym on the site...on stilts.

    The bulk of the site is now a car park (strangely, they demolished the gym). The rest of the site is a housing estate. Houses are not on stilts.....

    Bit puzzled.

    If there is any question of a problem why would you not get it investigated properly to save you buying a problem you cannot get rid of and ruining your life?

    People seem to be missing the point here. It was an explosives factory, was subsequently remediated, but everyone is being cautious as, unsurprisingly, it shows as being potentially contaminated on records. Remediation will have occurred, undertaken by a combination of bae systems, who owned royal ordnance, the house developer and their relevant consultants and contractors.

    OP follow your solicitors advice but ask them questions about transferability of the indemnity, this could be key in selling the flat in the future.

    The fact you're on the third floor makes the issues with contamination somewhat academic, but you want to make sure you're covered. At the end of the day it is often safer to buy greenfield sites, but even then no guarantee it won't suffer from mining subsidence, flooding, subsidence etc

    Thank you all - yes, we are being deliberately cautious, as much as we love this flat, we don't want to be stuck with it years to come against our will.

    I guess at this point I am asking, if we fork out for indemnity (and will ask solicitor if can make transferable), is there anything to prevent us proceeding with purchase...?
