Loan For House

I'm 6 months post discharge, currently paying £800 per month in rent. I have seen some properties locally at auction going for around £30k. They obviously need work but from the cash I would be saving in rent plus the fact I can do most the work myself this wouldn't be a problem with time. Because of the state of the properties A mortgage would be out of the question and also obviously because I'm and EX Br. I was hoping my Brother would be able to lend me the money as he his financially stable and owns a few properties himself however he does not have the money free at the minute but does want to help me out. Does anyone know of any companies that will give a loan to a recently discharged BR person with a Financially stable guarantor?

Thanks
