Extension and Remortgage

Hi,

I wanted to explain my situation and to see if there were any comments and feedback...

My mortgage is currently with Woolwich on 1.99% (above base) term tracker for another 12 years. I'm looking to get additional financing for an extension but its not possible to get the same rate with my current lender.

I have seen another term-tracker from HSBC +2.19 (above base) and they have agreed in principle that the remortgage plus additional borrowing is possible. the term to be extended to 15 yrs to soften the increase but leaves open the possibility of overpayments.

Does it make sense to switch, with a slightly higher rate and get the cheap borrowing or have I missed something?
