Basically i was asking how to achive a mortgage offer in principle. I wasnt sure if you happlied to a bank and then recieved a offer in principle after you apply or how to get one. I have taken the details out as i dont want it all on record online. Thanks to any helpful answers.

    I am sure that your questions could be better answered by asking a mortgage supplier. Any answer you get on here, with the best will in the world could only be general and to a large extent, guesswork. Far better ask a potential lender or mortgage broker.
    I can afford anything that I want.
    Just so long as I don't want much.

    Not all brokers are the same. Be careful discounting a broker completely.

    What is the flat worth? What rent would you expect per month?

    Would you consider raising further funds on the flat in order to maximise deposit for the purchase? Could mean a better rate. Also would allow more mortgage interest to be offset against the rental income for tax purposes.

    The Buy to Let mortgage would be disregarded for affordability purposes for the new purchase.

    27 col - im not sure how to see a mortgage supplier when they are online. Can you find this out over the phone?
    GMS i know not all brokers are the same but the exact same thing has just happened to my sister so id like to avoid it if possible.

    That would be helpful if i had these banks near me but i dont which is why i am asking about online and over the phone
