HELP!!! - Council Tax Re-banding

I have read with interest Martin's article and am about to embark on getting property reviewed, however!! Although properties are valued at 1991 prices, if the said property has had any alterations/extensions after this, we have done 2 extensions, would this affect the banding?? We bought the cottage for 49,950 in 1987, yet we have been put in band E!! Other similar age properties (1850) are in band C/D, but they don't appear to have done any alterations??!!

Any help would be appreciated...........:)

    Any extensions in place when the property was originally valued would be taken in to account so the 1991 value would include these.

    If your property was larger than your neighbours in 1991 then it would have been valued higher and , as such, likely to have fallen in to a higher band.

    If the extensions were made after this date then they are disregarded until such time as the property is sold or the ownership transferred.
    I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.
  • When we bought the property it was very small 3 bed cottage approx the same size as others in the area. We have since the valuation put the 2 extensions on therefore I am guessing we may have a case for review, as ours is now band E but others are Band C??

    CIS, hate to be pedantic on dates, but it is the physical state of the property as at 1 Apr 1993, or, if later, the date of last sale. But 1 Apr 1991 values still apply.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales
