help!!!

I am currently going through a divorce. My husband has agreed for me to keep the house if I can take on the mortgage. My problem is that although I can afford the repayments I am struggling to find a lender who will set this up as my income comes from child tax credit, an honorarium payment from my local church and maintenance from my husband which has yet to be confirmed through the courts but to which my husband has agreed and paid the first monthly payment. Does anybody have advice as to how I can take on the mortgage? I am currently looking for a job but my husband wants releasing from the mortgage asap

    You will need an earned income first. After which a few additional incomes can possibly be added depending on the lenders criteria.

    Thats not quite right. Ive placed a mortgage or 2 on pretty good rates (best buys in some cases) with benefits as sole form of income.

    Im not sure about the honorarium payment - i have honestly never heard of it let alone try to place a mortgage using it. The CSA needs to be court ordered. Taking out the honorarium payment as i cant say for sure, i would be confident you can get a mortgage using the maintenance and tax credits - its just a case of checking whether those would be enough or if you would need the other payment.

    I would go and speak to a broker to see if this can be placed at least whilst the maintenance payments are going through the courts.

    To add to ACG's point, ensure the maintenance payment he is currently paying is regular and the amount is the same.

    This may give you options to include as income before it is court ordered, especially if consistent payments are made.
