Virgin Money cancelled my mortgage offer, help!

So i went through the whole process with Virgin and they offered me a mortgage, all in writting, 3mth shelf life.
Then i pulled out of house because it had retention attached and was going to take too much work to claw back retention.
A week later i found a new house for £46k (mortgage offer for £43k) vendor agreed, i spoke with my financial guy who phoned virgin and they said theextra £3 was well within my affordability, no problem.
Now when he went through the process with the new house details suddenly i dont meet there credit score and chucked me out of system.
Why did they credit score me again is question 1, question 2 is nothing has changed other than a miserable spend on a credit card which they prev didnt know about as it had a zero balance.
My experian score is 973 (out of 1000) and equifax 512 (out of 600) no late payments in last 2/3 years, and only 2 ever, but why was i successful 2 weeks and not now ??

Any help anyone? This house was perfect and now ive lost it (wellim sure i prob have)

  • Firstly I would ask them - a number of people could second guess, but only Virgin know for sure

    The other part is I would not lose heart. There are numerous mortgage providers out there, and many can get going quickly if you need to. A broker might recommend who could suit you
    So many glitches, so little time...

    CRA credit scores are useless.

    You were re-checked because you requested an increase.

    Please tell us about the purchase price, deposit and mortgage amount needed. The amounts £43k and £46k alone tell us little.

    Why did you fail credit score? Affordability? Property? Loan to value?

    Forget those scores. They are just figures the credit agencies come up with in house and not given to anyone else.

    Because you changed the amount being borrowed.

    That wont be an issue unless the amount is not being cleared this month and is a large amount.

    Most likely reason for refusal is that you no longer meet their lending criteria. Being an online/direct provider, it is very much a computer says no process. So, falling just the wrong side of the criteria is likely to the issue. Let us know the details as kingstreet asks.
