Of course if the vendor/you fund the works and have them completed and re-inspected pre-completion, the retention will be removed.

oooh goody!!!
so assuming we win the lottery next week, we're good to go then!!!:T
after the works are completed, do they then get the guy who can't tell knotweed from a blade of grass, and got the period of the building completely wrong, to come back out and reinspect to sign off, or do they get the more experienced fellow surveyor out to reinspect and give the thumbs up???
our mortgage adviser was going to see if he could get the valuer booted off the job and get someone in (at their expense) to reassess as he has made some major errors on his report!0 -

Whoa there cowboy ... don't shoot the messenger .... !!
I don't know anything about your knotweed probs ! (but appears from other comments that you have a diff thread for this, which I haven't seen
).
Re-inspection of completed works is generally by the same firm of surveyors (which could mean its the same surveyor that attends).
You could of course ask the lender to instruct an alternative panel surveyor to inspect - as there's a fee in either case.

yes, it will be an interesting one!
the surveyor coming out to do the full survey next week is very knowledgeable about old and listed buildings and can even do some research into its history for us if we would like at a later stage!
its been an interesting place, and looks like it was a happy home once upon a time!
i really hope we can manage to get this through..it will all come down to how much we will need to spend up front to satisfy the lender really, but it will be a cracking place if we can get our hands on it and start looking after it...amazing scope for lovely gardens too...
theres an ornamental plant the victorians really liked, and they imported it into the uk way back..might have to get me some for the gardens..and a little pot for the original surveyor to plant in his gardens too... i think its called Fallopia japonica or something! :rotfl:0
