I have received a quote from a local solicitors. for a new build 135k 2bed apartment on shared ownership.
Legal Charges on Leasehold Property £575
(including acting for your Mortgage Lender)
Total inc VAT £675 approx
Disbursements:
Local Authority Search Fee £100
Environmental Search Fee inc VAT £39
Drainage Search inc VAT £49.35 (optional)
Chancel Repair Search £11.75
Bankruptcy Search £2.00
Land Registry Search £6
Land Transaction Form inc VAT £58.75
Leasehold Report £58.75
Bank Transfer fee inc VAT £35.25
Land Registration Fee £150
Stamp Duty £1350
Total Disbursements £1860.85
Total £2535
Can anybody please advise..
1) Is this a fair price (considering its leasehold)
2) Can I instruct them NOT to carry out things such as Environmental Search, Drainage Search seeing as it’s a brand new apartment?
3) Im a little confused, because half of these things were not on another quote I received (the things with an *). Is this because they are built into other fees usually? Or because they are optional / things that not every company does?
