Ltv for new buy / help to buy schemes( lenders see as 95% or 75%)

Hi quick question when buying a house with a deposit of 5 % + 20% from the goverment what do halifax class the LTV ratio is it classed as a 95% or a 75%.

Not seen much written on this so im a little confused

    It doesn't really matter.

    There's a special HTB affordable housing product. Although it does say at the bottom of the KFI;-
    The mortgage is available up to a maximum of 75% of the purchase price or valuation, whichever is lower.
