howl ong for valuation report to come back once its been done???

its killing us...we have waited WEEKS for the valuers to come out to do the valuation...
lloyds told us to call them last tues at midday had the agents still not heard from them, as that was the cutoff point at which the instructed valuers would get in trouble for taking too long (they took 20 days to even make the appt from instruction) ... they called 10 MINS BEFORE the deadline ,so they got away with it...

he did the valuation last tuesday afternoon, and the report has come back to the bank yet or us (the mortgage adviser said we'd get sent a copy too)...
how long does it normally take for them to write up the valuation and send it off???

once that comes back, we know we'll need to instruct a further specialist surveyor to address any of the valuers concerns, and let us know what essential works will need to be done before the mortgage is approved, so all this extra hold up is just delaying everything else so much further...

    HBoS/Colleys service level agreement is for the valuation to be back with the lender within 48 hours of the inspection.

    I don't know if LBG has the same agreement with the same in-house surveyors.

    our bank told us it would be booked using a local surveyor, but booked thru colleys...we paid the fee on the 4th april,and he did the inspection on 23rd april!

    its driving us nuts!!!
    we just want to get our guy out, so we know exactly how much we are up for for works to do, so we know if we can get this mortgage through or not, and its killing us the waiting...
    its already a total non standard case, as lloyds won't do a retention, so we will have to pay for whatever works to bring it up to standard, before the mortgage will be issued, so the whole thing is nerve wracking, but this is one of those `'once in a lifetime`' kind of places, so worth going out on a limb for..meanwhile our family is in limbo not knowing whether we'll be getting our own home or not..

    Had one done recently with Halifax through 'esurv'. Valuation done on 22 April, called them next morning to find out when I will get a copy of the report. Was told report has already been written and they gave me a username/password to download it off their webisite (PDF) instantly. I received the paper copy 4 days later !!!
