New homes/townhouses

Why do new homes seem to have lower value or its price increase less than an older. (over 20 year or so).
I also notice that townhouses stay on the market longer than "conventional" houses.
Is there any reason or is it just a matter of preference?

New houses have a "new house" premium - just for being new. Once somebody's lived in them they are no longer new, so are worth less.
Many people don't like the fact a town house has a small footprint and too many stairs - I wouldn't have one.0 -
Many people also dislike the fact that that noise can carry more in newer builds. It's a matter of preference - they also ought to have lower repair and heating bills than the Victorian piles which I buy tend to have. I prefer architechture from the start of the century - the previous one!So many glitches, so little time...0

Townhouses tend to be bought by childless couples. Once they start to have kids, then many don't like sleeping on different floors to their young children.0
