    Thanks for the last few comments - Good to see they were on more of a positive !!!

    Joe Bloggs - Thnx for the Budget advice - Have already planned for everything you covered and more besides.

    Waiting for the sale to go through is no problem as I currently live with a friend and am at no risk of having to fork out for any additional renting etc.

    Water rates are covered in the service charge (I should hope so as well - They are over 1k a year!!!)

    I have to say I was pretty shocked when I got a few quotes from solicitors - You estimates are spot on........Good job I have the savings put by.

    Friday is D Day - I sign for the mortgage - I am now toying with the idea of a variable instead of fixed for a short while - Any more advice on that one????

    Glad you are on getting the rung. Do you have a place to park your car or a TV license ?. Condider monthly direct debit for the later to spread the cost. Try some curry powder with the cat food. Can't comment on the rates as I don't know what you have to choose between. I have to make a similar decision myself soon.
    Saving for anything is going to be tough. Don't go away on holiday and send library membership forms for Christmas/Birthdays.

    Have allocated parking and yes I already have a TV License application form ready (Sad I know). I have even set up a mail merge to all my credit card/bank/memberships companys so notifying the change of address will be a simple task.

    Hadn't thought of the curry powder though - More a ketchup man myself!!!!!!

    i'm in a fairly similar possition, just bought my first house, mortgage £220k, i took out a 10yr fix with yorkshire at 5.24%, with the ability to overpay as much as possible, (though i could earn more on abbey isa instead of overpaying).

    the stability for next 10 years is the peace of mind i need, esp as just found out my wife's expecting.

    i know its a little more expensive to fix for so long, but probably worth it. also make sure if you do fix for long time that mortgage is portable.
