Made an offer but Agent hasn't passed it on.

Hi,
I placed an offer on a house today that I viewed today at 12:30pm, the Estate Agent when pressed said that he would put the offer to the seller upon his return to the office.
As it turns out the seller happens to be a neighbour of my mothers and during conversation it has come to light that as yet the agent hasn't put the offer to him and has subsequently booked more appointments, they have told him that there is one firm offer and 2 prospective offers but haven't disclosed any details as yet.
Where do we stand with this, we're keen to get the ball rolling and have made a very reasonable offer that the agent doesn't seem to have passed on.
I think that the Agent is trying to cram in as many viewings as possible before relaying any offers. Is this permitted as I was under the impression that the Agent was supposed to pass on all offers?

No doubt the agent will pass on your offer, once he has a selection.
Is it particularly low compared to asking?they have told him that there is one firm offer and 2 prospective offers but haven't disclosed any details as yet.
Maybe the seller has told the agent to geta feel before passing on offers as it would seem the agent has told the vendor there is an offer, just not the finer details of it.
Maybe the vendor has said only to pass on asking price offers at this stage, we don't know the details of the agreement between the agent and seller.
I reckon personally that the agent is angling to get a couple of buyers together into a bidding war so as above, make sure you nkow your full and final offer price and stick to your guns.

Well it would appear that there were several offers and the agent did infact try and draw us into a bidding war.
We made our final offer and the agent eventually put this to the vendor however someone was willing to pay well over the asking price so we've decided that this is now no longer of interest to us.
We've let the vendor know that what our final offer is and to contact us should he have any issues going forward with the winning bidder...
