How to covert residential home into a let?

I am looking for some guidance on how I can turn a residential home into a let while I go to work abroad for a year. I would like to buy my first home in the next few months however I am due to be posted abroad for a year. I do not need a buy to let as I will be coming home to live in a year or so I just don't want my house vacant while I am away. I have heard that you can get a 'consent to let' from your mortgage provider, is this correct. If so which lenders allow this. Any help or advice on this topic would be greatly appreciated.

If you apply for consent to let soon after taking the mortgage, especially as a FTB, you will likely be declined as they may suspect you intended to let it all along.
What is your job? Are you in the forces? I seem to remember there being some exceptions to CTL for forces personnel who have to travel for their postings.
Are you also aware of all the legal requirements of letting?
You also need to declare your rental income for tax, and this can cause problems if you are overseas as HMRC have specific rules about non-UK resident LLs.

If you can do it, and adhere to all the rules and regs required, you must also bear in mind that you may not be able to move back in the moment you return home. It can take several months and a court possession order to make tenants leave, so make sure you have somewhere else to live in the meantime!0
