advice poor credit and a mortgage needed

my partner has a poor credit score (in the red) and we want to buy a house that's 120,000 we have about 15% deposit ....

where struggling to get anywhere ..... her report isn't to bad not ccjs or defaults..

one guy has said "Thank you for your time on Monday.

I have completed further research and I reviewed the credit report provided. From the information provided and the research completed i believe it is going to be difficult to obtain a mortgage at present, However some of the lenders I have approached have said that it may be worth applying as they operate a manual credit scoring system and do not rely solely on a computer based decision. This means that all applications are reviewed manually and judged on their own merits. To apply I would charge a fee of £195 and that would be the only fee payable to obtain agreement in principle from a lender. I have to charge a fee to cover the research and application process to completion. No additional fee's would be charged directly to you, I may receive payment from a lender in addition should your application be successful and complete in due course.

I stress that this is going to be difficult so you need to consider whether or not to apply at this time or wait for a few months and attempt to improve your credit score by ensuring that all credit commitments are up to date and are being paid on time.

    Seems strange to charge a fee for an Agreement In Principle and does not give me much faith.

    Almost impossible to speculate without more information or the credit files, although a 15% deposit tends to make most issues go away.

    What exactly is on the credit files, not just the score?

    i think off my head ...it was a difficult time we acquired 2 children so it was a case of sorting them out .... we never had direct debits set up so we just paid over phone around about the time they were ment to be paid


    i have a slight better credit score but ive got debts and defaults which is strange.....

    6 late consecutive payments, or intermittently over the last 6 years?

    If they are recent, for example in the last 3-6 months then this is an issue and what the advisor is referring to.

    Outside of the 6 months, I think you may have options.

    A Building Society who manually underwrites is actually less likely to accept a sustained period of missed payments...

    There's the issue. You need to start paying the debt down to improve your credit score. When a potential lender assessess your application.
