Visit from valuation officer

I am expecting a visit on Friday from a Valuation Officer. I have been told by others that it is possibly because my house is borderline A/B. I have claimed a reduction as others in my road are A and I am B.
I have lived here since 1972 I bought through right to buy in 1982.
According to sites the house was valued at £39195 in 1999. I have a small 6 x 4 kitchen extension done in early 90's. In 2004 I added a "lean to" garden room". Are either of these improvements counted or is it just the value in 1991. Although these works were done at different times the work blends together well and it looks as though it could have been done at the same time. What will be officer be looking for and what questions will be asked? Advice appreciated.

As you owned the house as at 1 Apr 1993 (England, the date in Wales is 1 Apr 2005), any work done before these dates can be reflected in the CT band.
The VO will probably have a general look around the house, may check the measurements. May ask you dates of the extensions and which houses are in Band A. VO will not ask any "trick" questions.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
