Hi all,
I'm a first time buyer and everything seems to have slowed down and I don't know why?

23/02/2013 - Offer Accepted
27/02/2013 - Submitted mortgage application
27/03/2013 - Mortgage Application Approved

About a week or so after successful mortgage app, we got dribs and drabs of paperwork from the solicitors including searches, sellers form etc. I had a query about the maintenance of the building, and we're waiting for the management company of the building to send out the pack.

08/03/2013 - Received our contract to sign - still no sign of the info pack from the management company. So I've yet to sign and send back the contract until I have the info.
15/03/2013 - Still waiting... according to our solicitors, the vendors solicitors are being really slow.

My mother in law suggested to give them another week and if we still haven't heard anything, to phone the estate agents and tell them that we're considering pulling out unless the vendors solicitors gets a move on - I don't like the sound of doing that though because we have no intention of pulling out.

Having never done this before, I don't know who's job it is to chase up the management company of the building to send out the info pack.

Its so confusing!

    The average purchase will take 12 weeks - more if a flat.

    You're not doing too bad. I want to complete next Monday, am still waiting to exchange on purchase, and I'm still getting drip-fed forms/questions, and am waiting on two indemnity policies from the vendor.

    Ask your solicitor what they're waiting for.

    I personally can't stand threats to pull out unless it's over something which is a total dealbreaker. It just adds stress to an already stressful situation. If someone started doing that to me now, I think I'd end up locked up for my own sanity!

    Management companies can take forever to send out info packs - and they charge, usually at least £100, up to several hundred. Find out if the vendors have actually paid for it yet (presuming there is a charge).

  • Thanks, I feel a bit reassured. I don't want to start making threats, its really not my style.

    I had expected it to move a bit quicker though, unfortunately the person that owns the property has passed away, so its her daughter thats selling the property. It had been on the market for 9 months and she didn't put up much of a fight for the price. My mortgage adviser said it could get wrapped up quite quickly which we're all positive draws to the property. I don't know, what will be, will be!

    Might be worth getting the EA to work for their money. They should be eager for the sale to go through so they can get their fee and are in a good position to keep everybody on track.
  • We live opposite the EA that we are buying through and pretty much spent most days going in a hassling etc. Probably didnt make to many friends but it meant that they wanted to get through the sale ASAP and spent time hassling all of the parties involved.

    I would try going in to the EA ASAP and hassle them, don't threaten to pull out but just put the pressure on them a bit. Come up with a reasonable but soonish date that you want to be completing by now so that you can put more pressure on the closer that you get to that date
    Now buying our second house:
    Accepted offer 16/12/18. Offer accepted 26/1/19. Buyer pulled out 4/2/19. Accepted new offer 13/2/19

  • I'm in the same situation, everything seemed to be progressing well and suddenly it's all gone quiet. I'm approaching the end of a rental period so keen to exchange so I can give my notice and not have too much of an overlap.

    I've been pestering the EA recently to get them to earn their fee and nudge the seller along, they don't seem to be doing an awful lot but at least I feel like I'm doing something by hassling them a bit, I'd recommend it for the placebo effect if nothing else!

    I had my offer accepted 2nd February, 10 weeks down the line, still waiting for the seller to give information.

    I am getting so fed up with it all, feel like pulling out, but I won't. There is no chain. I keep harassing my solicitor and the estate agents. The estate agents always seems to blame my solicitor. Going to email them again later today and hope for the best.

    I have to give 4 weeks notice as renting and dont;t want to buy fr 2 properties for too long.

    I to are in the same position, I accepted an offer on ours end of January, week later offer accepted on one we want to buy, after delays surveys completed mid march, my solicitor as only just received the paperwork to the house we are buying and now my buyer wants to complete end if may, all stressful but hopefully it will work itself out in the end.
