house and BR

Well things go from bad to worse...I'm pregnant which I am really happy about and going BR 15th July earliest I could get in the court, i'm getting phone calls, letters and default notices now even though I'm sending letters explaining and token £1 payments. I know I will lose the house not because there is any equity in it but because I can no longer afford to pay the mortgage which is ridiculously high on interest only. Then to top it off (I am self employed) the clinic where I work realised I am pregnant (being sick and tired all time) and before I blink they have another therapist in doing my job and being given my clients!!! So my work is declining and I am in a position where now I feel very uncomfortable so think I will have to go mobile or (which I am already) look for another job. On the plus side in October I can claim maternity allowance so i only have a couple of months to try and cover my income which we are only talking a a couple of hundred a month. But could do without the stress!!
Luckily enough I got a self employed chat line work contract lol! through last week so thankfully can prob make a couple of hundred for the next few months there. After my maternity allowance ends I hope to do a course with a bursary in social work (was going to do it this year but quite impossible now with baby) so should be ok then.
My prob is where to live? I will have to leave my house at some point as it is likley to get repossessed as this will now be the second month I haven't paid the mortgage. I just don't know where to go or what to do? I can't go to a letting agent as they'll want references and a credit check. I have a reference from an employer and I can get a character reference but who would accept me. What are my options? I have four kids 10-14 and one on the way, I have a boyfriend but we dont live together as he is a student.

    congrats about the pregnancy ,with regards to all the phonecalls your getting my best advice would be to just not answer them or if you have an answerphone then let it pick up the calls ,just keep on with the £1 token payments though ,with regard to you living accomodation ,Are you able to apply for a council house ?,the other suggestion would be to search the local paper and look for a private let rather than using letting agents as alot of private landlords to not do credit checks.

    If it were me...

    As you've said, you're stuffed with letting agents. The council have an obligation to house you but they won't do it until the 11th hour. Keep looking for rented but contact the councils Housing Office. When you get the notice of eviction/repossession from the mortgage company, take that to the council and you'll be bumped to the top of the list.
    If you already know you're going to end up getting your house repossessed, I'd stop paying the mortgage now - you're only throwing money away.

    You really need expert advice on this, but here is my understanding - in really general terms.

    If your house is going to be repossessed and there is a negative equity situation. (I'm guesing this is true because you say there is no equity at the moment so with legal costs, mortgage arrears and a quick sale its likely.)

    If you are repossessed before you go bankrupt, the debt you still owe to the mortgage company (ie the amount not covered by the sale) will be written off in bankruptcy.

    If you are repossessed after you go bankrupt that debt stays with you, it is not written off in bankruptcy. Chances are the lender won't pursue you for it now as its obvious you have no money, but ANYTIME IN THE NEXT 12 YEARS the lender can come after you for that money.
