Mortgage with late payments?

Hi All
Any advice much appreciated.
Combined income of £85k, have a 20% deposit on a £390k house.
My issue is 14 late payments (12 &2) on 2 accounts. 13 are 1's, 1 is a 2. Absolute stupidity on my part by not setting up a DD. The earliest late payment is Dec 2009. We have a broker who has spoken to underwriters at Nationwide, Santander and Leeds (Leeds saw my equifax, only 3 1's show on that one) and they all think the payments won't be a problem and that we'd have a case to look at, but I'm terrified of making the wrong decision. Do any of you knowledgeable people on here have any suggestions or experience of these lenders and applications with late payments?

    When was the most recent late payment?

    What else is on your credit file in the past 6 years. High credit usage? Overdraft?

    Most recent one was December 2009
    I have gradually cleared all my debt over the last 3 years bar 1 loan with 11 months to go (balance 1900). Not used an overdraft in a year.

    Why not use your savings and clear your debts totally?

    I could do this, would it make a difference to have no debt plus late payments as opposed to £1900 outstanding? Are our mortgage prospects too bad?

    You are worryign without cause.

    Word of caution on Leeds, but the other lenders are likely to be fine.

    Thanks for that Dave. I'd read the lending criteria for Leeds and assumed I'd be classed as prime as nothing in the last 3.4 years?? I was more concerned about Santander and Nationwide to be honest. I thought I'd have less chance with a high street lender. Will it harm me if I get a no from a lender and have to go elsewhere?

    So we're thinking of going with Nationwide on a 4 year fix. Has anyone any positive recent experience with them with late payments before we take the plunge? I'm still worried about making the wrong decision!

    Just wanted to post an update-had our mortgage offer last week from Nationwide (for a different house-vendors pulled up as we were about to exchange costing us a lot of £££ :mad:)

    Hopefully this will give hope to others who are busily searching the internet for late payment/mortgage threads!
