  • Well, I can get a mortgage through a specialist broker for a 2.5% fee! So with a £25K deposit I can get a mortgage for £147,000 to pay for a £172K house. That works out as a commission fee of £3675 to the specialist broker:( plus the stamp duty of £1720 and solicitors fees taking it up to around £6195. Not sure I want to proceed.

    Cannot mitigate the Stamp Duty and probably not too much off the Solicitors.

    2.5% is a liberty though, I would be able to get this case through for a fraction of that commission and I dare suggest many if not all of the brokers on here do not charge those sorts of fees.

    Many many thanks to all at Simply Investment Adverse Mortgage Specialists. If you read my posts as set out above you will be aware that I had virtually given up hope of obtaining a mortgage. It can sometimes feel quite demeaning going what felt like "Cap in Hand" to the estate agents and asking if they can help you get a mortgage. Then basically being told no because if you don't meet their immediate criteria the answer is a flat "no way Jose.I can personally say this of my High Street bank too. After posting my problem on here I got a lot of helpful and informative replies, one of those being from Dave Ham.
    Being of that cynical age I did some checks on the internet to check if I was dealing with a bona fide company. I am pleased to say I was.
    The communication was the best I have ever encountered. Their e-mails were prompt in reply and you always felt that when you contacted them by telephone they would always take the time to explain everything to you and were very approchable in their manner.
    I never had an answerphone message when I called them.
    I have now been offered a mortgage .

    Not really any different to what Dave Ham did, touting for business in the first place though?

    I concur about putting my name up so have removed it. If anyone wants to contact me then feel free to PM me. As for Touting To solicit customers, votes, or patronage, especially in a brazen way; I personally don't think that is a fair description as I made a conscious effort to contact him first albeit via the forum. All Dave Ham did was to make an honest statement of fact of which I then acted upon and found to be true. I know and understand the point you are trying to make and I realise how using a public forum can be misused and the thin line can be crossed but IMHO I think the word Touting is unfair in this instance.
