Remortgage Survey - Quick qu

Hi,

I am remortgaging my property to get a cheaper deal.

The West Brom have covered the cost of a homebuyers report
(i went for this option to ensure i dont get a drive by valuation as i paid very low for the house because it needed a bit of work doing and i have rennovated in from top to bottom!!!! So i dont want my purchase price to go against me by a drive by valuation!!)

Now my overall property is in good condition inside and out.

But at the moment i have a 6x3 ft plaster board missing out of the ceiling in the utility room to give me easier access to my bath pipework after it sprung a leak.

I am planning on re-doing the whole bathroom in June but the report is going to be done in the next few weeks.

Will having this hole in the ceiling impact on the report?

Should it be repaired before they come around, or will they have other things more important to look at??

    You should be ok. The surveyor may note it down, but essentially the decor does not play a huge part in the value of the property. Indeed a lot of people tend to assume if they redecorate, paint, wallpaper, new carpets etc that it will have a huge impact on the value. Surveyors tend to ingnore "cosmetic" improvements as the next buyer may hate them.

    It might be worth having a word with the surveyor and showing him the planned work for the bathroom and any invoices for baths/showers etc. You could also explain about the hole in the ceiling.
