    To be fair, your example is one single, unique house.

    It's more than obvious averages are being used.

    There is nothing much unique about it Graham, my point was about the rent v mortgage (rather than capital value) any property bought on a low margin tracker would also fit. Also to a lesser extent other mortgages would also produce a saving over the rent, I accept in the minority, but certainly not unique. Anyone not intending to sell in the short term doesn't particularly have to concern themselves too much if the capital value has dropped. So it isn't limited to places like London, Aberdeen etc where capital values haven't suffered much in the way of nominal falls.

    EDIT: Although I accept to some extent the point will be lost on him because in one of his earlier posts he stated that his rent is only £800 on a 300k plus property (low yield).

    I'm simply responding in the same language that he used, as in 'breaking even', You have to read my post in line with the post that I am responding to.

    EDIT: As you suggest my home is simply my home, nothing to do with making a loss, profit or breaking even.

    I see myself as a "property entrepreneur", so I do have some understanding of these matters, you know. I am just here to chew the fat with the like-minded professionals that frequent this forum to talk up property, perhaps compare portfoilios, that kind of thing.

    Ahh yes, the halcyon days of 2010. That was before my property investment blew up in my face and left me sleeping on Auntie Maureen's sofa.

    If only I could afford that kind of rent now, life would be so sweet. It's no fun sharing the sofa with Uncle Brian after he has been down the pub and can't find his way upstairs.
