Confused : Where to move in London :)

Hello,

Please bear with me as I will try to keep my story as short as possible :)

I work in central London (Picidally circus) and my budget is super low am looking to around properties £150k for 2bed (anything flat mostly), which leaves me with not too many choices and also throughs me out of London easily to look for properties in Zone 5 circle. Also being an immigrant I don't have fair idea about good postcodes and there are always mix /confusing reviews from people on the internet about /almost all areas in London.

My Inclination is towards WEST as East or SE is a big no no so far (from everyone I have discussed with). Although with that kind of budget I am able to find 2 bed properties in even zone 3 like Canning town and Eastham Ilford(zone5) etc etc.

I have lived in Feltham and quite like the fact that I was able to commute to central London with fast trains with in 20 or 25 mins(which is getting expansive day by day though). Schools,Surgery,High street and good hospital were very near.

I have a family now and would like to hear input from similar people about some area suggestions which can fall in my price range.Since I am on low budget so I am very flexable and open to listen to suggestions.

Here is what my outline which may help shorten the criteria for your suggestions.

1 The area should be considerably safer (family/kids point of view)
2 Even if its upcoming /potential area I would like to explore it.
3 Easy / Fast commute to central London
4 Decent schools around
5 Good transport link

Please suggest areas from

West ,NW, SW and N , (may be SE)

In west I am thinking about Hayes,Slough,West Drayton, Hounslow etc etc but again there are always mix reviews.

I totally understand that with that kind of budget I can't expect the world, that's why I mentioned that am open to listen to people who can identify potential upcoming areas as well.

I am just trying to work out something in the middle or reasonable out of this confusing and mind boggling experience.

Will be very very thankful for all the inputs.

Thankyou all !

all those areas you mentioned, Slough, West Drayton, Hayes, etc. have both good and bad areas. Some parts of Hayes are lovely to live in, there are good transport links, ie lots of buses, train from Hayes and Harlington mainline station, schools, libraries, nice play areas, parks, etc. There is Northalla, the 3 mountains in Hayes/Northolt, with a nice play area, fishing ponds. Close links to Ruislip, where Ruislip Lido is (manmade huge lido, with beach for kids, water area, train ride, lovely walking area, woods to walk in) loads for kids to do at the weekends. Good schools, etc.

It would probably be good for you to have a look at the Estate Agents websites, have a look at some properties online, then google map the area and see how close to schools, libraries, drs, parks, etc. Then if you like what you see, go down and take a look? Talk to the locals and visit the park and talk to parents, and see what they say. Better to get opinion from local people then other who may or may not really know the area.

Why is the east a no no for you. It does have a very good transport system as far as i can tell.
