    Not the issue. Suggests money management skills aren't the greatest. Given a £40k salary and living at home.

    Suggest use the savings to pay off current debts. Then open Save to Buy account with Nationwide (or something similar). Then save a regular amount every month. Be good discipline for paying mortgage every month . Will also build credit rating with potential lender.
