Halifax Mortgage Process

This is my first time posting on here as after a search of tge forums I can't find the answer to this.

I've recently applied for a mortgage through a broker with Halifax. It's 90%ltv but lower than my DIP was. I've given my broker my payslip, id etc. He's also looked over my exprian credit report and says i should have no problems, I'm scepitcal as I was an idiot with CCs when I first moved into rented accomodation but my last arrears ended may 2009. The valuation survey is booked for Monday. My questions are
1) Would they have booked a survey if I was going to fail on credit check?
2) Most people seem to have been asked for more info by this stage such as P60s. Is it normal not to be? I'm in the civil service and my pay slip shows my gross annual salary as well as ytd and monthly income.
3) What exactly DO underwriters do?

    1 Unlikely

    2 You are asked for what Halifax wants at the time. They may want more later, they may not.

    3 Decide if you get the mortgage, after establishing all the case data and supporting documentation checks out.

    Thank you. At the moment it feels like I'm switching from positive to panic on an hourly basis. Maybe the worlds more impatient girl should not have applied for a mortgage ha ha.

    Hi,

    If your valuation has been instructed you have passed the credit check stage and offer should be sent if valuation OK and in line with your estimated price. If the valuation is way out and affects LTV you may have to resubmit offer price etc and the application will be rescored.

    They only requested 1 wage slip from me - but I bank with them and have a loan with them so I imagine all my data was not hard to get hold of!

    I'm also one of the most impatient people in the world so I can totally empathise. I got an offer the Monday after the Thursday the valuation was done. Now got to wait another 3 weeks for solicitors agghh!

    Underwriters do the work that can't be automated in checking how eligible you are and rubber stamp it.

    I'm currently in the post offer stage with Halifax waiting for all the legal work to be finished and trying to put it out of my mind as nothing more I can do - good luck and don't stress, I'm sure 99% of the time they are fine!

    Found out on 27/03/13 that survey was cancelled and rebooked for 4/04/13. Fingers crossed I hear tomorrow. Rang MA on Friday to see if any news but there half an hour reply never materialised. Still in the dark and clinging on to hope!

    If the valuation was done Thursday, it will normally be checked and added to the case within 48 hours. Once that happens, it will go for final checking and if anything else is needed, it will be requested then.

    Otherwise, it will be offered and your broker will get an email confirming that and they can go into case tracking, download it and email it to you, or print it. Your official copy will be mailed to you.

    Rang MA today chasing up they said survey done. Got a call back within half an hour saying offer had been issued this morning. I asked and they said there were no conditions on it. Super happy.

    So, just got my offer through and apparently I indicated i'd repay some of my debts. I didn't tell the MA this, he has just told me he said I'd repay £50 pcm by the time it went through. That means repaying all my cc, which I don't have funds for. Back to hrs rental market I go.
