Looking for best offset deal?

Im thinking to fix. As Im getting nervous about my tracker. Also I have about 30k in rubbish accounts getting no interest.(I know I should ISA but I cant be hassled switching them every year)
Currently Barclays 2.18 plus BBBR....owe 150k...LTV 50%...30k savings.
Using MAS I found the best 5 year fix with offset is YBS 3.19% £975 fees.
So off I go to YBS website to check it out and they have a better deal on there? I came across this.
2.84% offset 5 year fix £1345 fees.
So I have a few questions.
Firstly is this the best 5year fix offset around at the moment?
Secondly why wasnt it on the MAS website?
And the big question. Can anyone see any reason for me to hold out with the tracker? Assuming we arnt moving as ybs have a rather large 3% ERC

Are legals and valuation on top of the 1345?I think....0 -
I cant tell if that includes legals and valuation as its a nightmare website to dig stuff out. Why cant they be more upfront with the costs.
I think valuation would be £270(they seem to scale it with the house value, so up to 300k is 270)
Legals I have no idea?0 -
Seems it doesnt include legals. And they give no indication of the cost so as a guess about £700?
Would that be about right for legals?0
