Deeds Dispatch Fee

I have just had a letter from the Halifax telling me that my 25 year mortgage is almost repaid, I owe £292-85.

The letter tells me that there is a deeds dispatch fee of £50-00, this seems a bit steep for someone to put the paperwork in an envelope and mail them out to me or am I missing something.

Any advice welcome.

    They are held in fire-proof building

    We charge this fee when we send the title documents to a conveyancer acting for you, or to a branch office to enable you to inspect the title documents. We also charge this fee if we send the title documents to you or a third party following full repayment of the mortgage."

    Is this payable if the house has been registered with the Land Registry, i.e. bought in the last few years?

    We had a similar letter in March, but Halifax requested a cheque for £30. Still awaiting arrival of titles...I know they will be quite bulky (old property). I also spotted another posting last month where people had been sent their titles out of the blue ie before repayment of the mortgage, and no charge at all was mentioned. Seems a bit hit and miss. Maybe you could ask them to lower the charge to £30.

    If the house is registered with land registry think carefully whether you want these deeds. Anything you need to sell the property will be registered at LR and can be obtained from them.

    The deeds from the building society may be historically interesting, they may show original planning permissions etc but they have no intrinsic value for a registered property.

    As I said in my other thread - this fee is optional if you want the deeds back. ie history of the house, planning permission ect


    They do give you the option
