I'm really crap at this lol.. I've had loads of quotes from solicitors but they look to be selling different services,
What exactly do i need as a buyer?
Here's what i've been offered, Do i need them all?

Drainage and Water Search
Chancel Check fee

Telegraphic Transfer (bank charge plus VAT)

It depends on what your lender stipulates to the solicitor who will be acting for it, as well as for you.
I would expect;-
Solicitor's fee + VAT (which should include acting for lender and completion of stamp duty return) with a maximum of about £700.
Then, the disbursements;-
Land Registry Fee
Local Authority Search
Environmental Search
Drains/Water Search
Telegraphic Transfer Fee.
The disbursements should be the same for every solicitor, as the costs shown are all pretty much standard for a particular area/value.I am a mortgage broker. I have been given a list of what I need to pay for and one is called 'safe guard' and is around £300, what is this?0

My solicitors fees are £892 all in. That includes all disbursments too.0

No idea what safeguard is, you'll need to ask them.
Fees and costs such as a local search (£70 to £280) vary widely from one price range to another, and area to area. Without a detailed breakdown it's very difficult to compare.
