Solicitor Problems - Advice Please?

So my process was going very well up until two weeks ago......

My solictor did a fantastic job getting everything done in about 3 weeks and all that was left was sending a couple of simple enquiries to the vendor solictor. That was where the problem started.....

It's been over two weeks with no reply. Last week I rang the EA about 3 times a day asking them to chase it up. By the 7th chase I was told that the Solcitor had got rid of one of their conveyances and they needed to catchup her workload. Was told my solictor would receive replies by last Thursday- still no reply today.

Everytime I call the EA I never get a call back - my solictor is not getting any luck at his end.

It's just the the vendor is leaving the country on the 2nd April and wanted everything competed by then but it's THEIR solicitors slowing everything up. I'm just a bit worried that maybe their circumstances have changed. Would I have to be told immediately it they had decided not to sell anymore?

What about am I allowed to contact their solictor direct?

    There's no point contacting the vendor's solicitor. They'll tell you nothing.

    Trust the agent's self-interest in this. If it doesn't complete, they don't get paid and they want paying asap.

    You are going to have to wait for the vendor's solicitor to do what it needs to do. If you are unhappy, give the agent a time limit in which the issues are to be resolved, failing which you will withdraw your offer.

    Call the EA and get them to advise the vendor that you're ready to pull out if you've not had movement by Thursday. This should prompt the vendor to call their solicitor and shove a rocket where needed ;)
