Mortgages where we can rent a room to lodger & this helps with affordability?

Options
We are looking at a property where we would be renting out 2 of the bedrooms to a lodger. Does anyone know if any mortgage companies still take this into account for income/affordability when lending?

    I wouldn't have thought so as it's not a guaranteed income. You'd also have tax issues if you were going to have a rental income of over £4250 from the rent a room scheme.
