    What the broker is likely to have done is lied about the one income and increased it, telling you both that it was the other's income that was used.

    If your partners income cannot be included again (due to credit score and hence my earlier suggestion about getting the credit files to check) then you are likely to now struggle to achieve a mortgage in your own name as self cert mortgages like TMB are no longer in existence.

    Hope this makes sense, but a sensible broker will explain it to you again I would imagine.

    Nothing wrong with average, and as long as you have no additional existing financial commitments you should be able to re-mortgage and release the additional equity. This time insist (as every applicant should do) on a copy of the mortgage application.

    Your credit score means little to a prospective lender. As they will review your last 6 years history and score you themselves against the criteria for the product you are applying for. So what matters is the skeletons that remain visible on your partners when you apply.
