For what its worth I have one of the HSBC lifetime fees free mortgages and there are zero costs involved.

The only caveat is that if you plan to port it and have under 5 years left you have to apply again as a 'new' customer as the min term they will lend is 5 years. No fees again though.

If you have a low LTV and are looking for a tracker then I suspect its hard to beat.
