Property finder, starting out.

Hi everyone,
As the title says I'm looking to become a property finder. Wheither it be for propertydeveloper's or private sales I have done some research and it sounds like something I could do really well.
Here's the problem: I have no experience with property!
I was a photographer but sadly my eye sight took a nose dive and now doing that would put my sight at risk. I have 4 years sales experience but again that was within photography (selling art).
This really is about turning something I love into a career which I have done before but trained in which I can't see any courses in this field.
I would just mainly like some advice from people who have been in the same boat or who are property searchers/finders and how to start up!
I'm not looking to steal ideas or anything, it's something I have done quite a lot of leg work on and would really like to make it happen before I lose my sight.

I really think that you will need to gain some relevant experience in the property industry first. It's all very well "being interested" in the industry, but like you say, you have no experience in it. You need to be able to sell yourself to potential clients. It's great that you already have sales experience, so you will be adept at dealing with the public. There are probably no specific 'property finder' courses, it's something that you will learn from experience.Getting older is inevitable, growing up is optional :rotfl:0

Some questions that potential customers are likely to ask you.
- What value are you adding to my property search?
- Why should I pay you to find me a property when I could have just gone on RightMove and searched myself?

Phil had to close his property finding company a few years back, so if he can't make it pay, with his contacts and experience I would think a novice would find it difficult.0 -
You first need to learn the basics about the property market, legalities and how the transactions are done. Then you would need to learn about an area you would like to work in, learn everything you could possibly find about the streets, get data from land registry and starting doing your own comparison analysis. You would need to master names of the streets, buildings, their average prices and so on.
Most importantly after all of the basics, you would need to develop a healthy relationship with the local agencies you would like to work with. Why would they want to work with you? Why should they offer you deals? It is all about relationships, agencies receive hundreds of inquiries from freelance agents alike, acting on behalf of buyers and so on. They have a client list of their own that they pitch projects to at first, hence you should be able to show that you are able to close deals quickly on behalf of your buyers to be taken seriously by them.
