Council tax banding

I recently contacted the VOA to apply for a council tax rebanding which was subsequently rejected on the basis that apparently my house is the largest on my road.

I bought my house (3 beds) for £260k in 2010. Its on a road of 12 properties with 3 new properties having just beeing built at the end of the road. One has just sold for £385k, and is apparently in a lower council tax banding than mine despite being a larger 4 bedroom property. Additionally the house opposite, also 4 beds and larger sold for £370k in 2008 is also lower band. The 2 other new properties (as yet unsold are also bigger than the one that just sold). The remainder of houses are probably smaller than mine and are all lower band aswell.

I'm not satisfied that my claim has been reviewed properly, especially in light of the property which has just been banded in the last few months lower than mine, despite selling for £125k more than what I paid and being larger.

The letter says I have no right of appeal unless I fall within some specific circumstance. But I'm sturggling to accept how this conclusion has been reached and the fact that the letter says I have the largest house on the street which is clearly b0llocks, makes me think its not been reviewed properly. I presume there is no challenge on the basis of a seeming complete lack of any proper research having gone into the review?

I notice that one of the "special cases" u can go to tribunal for is having purchased the property in the last 6 months. I recently had to purchase half of the house off my ex-girlfriend, and had to pay stamp duty for the privilege, do u think this could count as having purchased the house in the last 6 months?

    No - you have to have become the council taxpayer within the last 6 months.
