Home Report & mortgage Valuation Scotland

Hi

My husband and I have seen a house we are thinking about making an offer on.

As we are in Scotland we have been provided with the home report. The home report has been done by a company called "surveyscotland.com". It has the main report and energy certificate but doesnt have a mortgage valuation certificate. Any other home reports we have seen before have had this included.

So will we need this for our lender and if so will we need to pay for this ourselves?

    We have recently sold our flat in Scotland. When we got our home report it included a survey, valuation and epc. I thought all home reports included the valuation?

    Is it possible that a valuation was carried out but not shown to you?

    There was a published case of someone who paid for a cut-price HR a year or so ago, found that the report wasn't acceptable to his buyer's mortgage company, and the seller ended up paying for the full report.

    The seller ended up paying for a fuller HR in that case.

    Whether you dig your heels in and insist on this is up to you, and your success may depend on how far the seller might be prepared to dig his/her heels in. At the end of the day, if the seller point blank refuses, all you'll need is a basic valuation from your lender's surveyor.

    Thanks. Interesting link. Had a look at the company website and it does look like they have gone for the "budget option".

    The problem I have is this is a very expensive property that I think is a little overpriced. I havn't yet got a mortgage provider confirmed or put an offer in but we are the only interested party at the moment.

    I would like to have another valuation done before I consider putting an offer in so wont be able to get the lenders surveyor valuation. I would be prepared to pay for this if need be. Any idea of costs?

    Also what is the difference between the valuation given in the single survey and a mortgage valuation certificate?
