There is hope!

I just wanted to post this for all the MSE users and lurkers who, like me just a month ago, are feeling bewildered and scared of how on earth they will get a mortgage with their less than A++ credentials.

My husband and I have today received a mortgage offer from a major high street lender so that we can now move from a rented 2 bed flat to a 3 bedroom house meaning that our twins and baby due next month will grow up in a secure home in a semi-rural setting with a garden to play in and we can finally take pride in making our own home exactly what we want it to be. :j

My husband earns a modest income (£20kish) and I have been self employed for 2 years, but with a minimal income. My husband has a few late payments on his credit card over the last 2 years and I had a stupid catalogue default from last year. We both are also regularly in our overdrafts! We are purchasing a house for £105k with a 15% deposit.

Anyway, I hope outlining our situation gives hope to others out there and I am happy to pass on the details via PM of the highly professional mortgage broker who made it all possible.

Good luck - it's not *all* doom and gloom out there! :T

    We are currently being refused by all the lenders for 4 missed credit card payments in 2011. We have a 20% deposit and we have a joint income over about £55k. Please can you tell me where you got this mortgage. We are missing out for the sake of £11 missed payment and could get a mortgage but the rate will be 5.24 %

    Thanks for the kind words, its is always nice to be able to help real people achieve real solutions..

    Nash - Everyone's situation is different and what solution is suitable for one client does not mean that same lender would be suitable for all.

    You need to get your Experian, Equifax and Call Credit reports to a broker and I would imagine this issue can be mitigated.

    Whilst you are unlikely to get HSBC rates, you can probably get better than what you have been quoted...
