First time buyer - struggling

Okay thats very helpful, Do you think this guy (who I think is a waste of space... not responding to my email... work phone switched off... not returning my calls) is protecting himself and sees me as a risk or will he get dragged over the coals if he put my application forward with them minor things?

Is there anyway I can go above him? Without going in Branch??

Not sure, he is probably ignoring you as does not believe he will get your case through and does not want to waste his time.

HSBC seem to be incredibly selective and therefore if you are in, you get a great service and if not you do not.

If you pursue with them, I would think you will waste your time and lose the property.

Fair play if you want to and I would dump myself at the biggest, local branch and cause grief for them. That may be difficult given where you may be, although at the bigger branches they have more senior people with more clout...
