Bad credit and need a mortgage ASAP

Thanks for taking the time to read this message, I really am in a pickle and dont know where to turn.
Back in 2010 my mom sadly passed away very suddenly and as she and her partner (of 20 years) were never married my moms house (that I currently live in with my moms partner and my son) got put into my name. This was all done via a soliciter and I have all the paperwork to say that the house is now in my name.
However our current mortgage lender Paratus AMC has asked me to get another mortgae to pay the one off my mom left outstanding as they do not lend out money anymore and here is where I have the problem...
Through my youth I was never very good with money and in 2009 when my son was born I had a debt relief order to clear my debts this is now on my credit file and is causing massive problems. I have resolved all the outstanding debt issues and I am keeping the current mortgage payments up to date. But now everytime I call paratus to make a payment they are asking me when we will be getting this mortgage transfered.
There is £30k outstanding on the mortgage and there are some remedial repairs required on the house (roof issues, bathroom replacement due to old age...) so including fees I am looking to borrow around 40k. I know this sounds a lot but compared to my friends mortgages this is nothing.
In the past 6 months I have used 2 mortgage brokers (from two different companies) who have both lost interest in my case after a month or two and now I cant get in touch with them and they will not return my calls.
What I really want to know is
A) Where do I turn next if no mortgage brokers can get me a mortgage?
Can paratus take the house off us? Its a family home that holds a lot of happy memories for us and will do anything to stay in it.
C) Should I be worried bout Mortgage Advisors having personal details of mine, and information on the house etc... and me not being able to contact them?
This is all new to me and any help is very much appreciated as I am now losing sleep over this and becoming very stressed about it.

First thing is how much is the property worth approximately?
You also need to get your Experian, Equifax and Call Credit reports to ascertain what information is held accurately.
Do you have any existing credit lines e.g. credit cards, loans
Have you had any payday loans?
If there is not a solution (and assuming a near average house price I imagine there will be) then we can look a the what if's with Paratus etc.
Do not worry about the brokers having your information, just ensure they are no longer actively credit searching you with lenders.I am a Mortgage Broker

Hi Thanks so much for the reply.
My house is worth approx £100,000 (3 bed semi detatched).
I do have a copy of my credit report somewhere I got last month, what do I need to know off it?
As for credit cards, loans and payday loans I dont have any, just an overdraft with my current bank.
And I think I will put it in writing to them that my dealing with those brokers is done. thanks again for taking the time to look at this.0 -
Try and get a recommended broker, there should be a solution given the equity and subject to your other specific information.
