What is the best way to appeal

Hi All,
I hope someone can help, i need to know the best way to appeal to Santander, i have a mortgage with them in my name and my ex's name, she no longer lives there and she doesnt have an income. me and my wife (who does have an income) want to take my ex off the mortgage and put my wife on the mortgage, so in the real world it reduces Santanders risk as my wife works and has an income, where my ex does not have an income... however because i have a default on a credit card, santander said they will not take my ex off the mortgage and put my wife on the mortgage, leaving me no choice but to sell the house. i have been told i can appeal to the underwriters, but only once, so do i get a lawyer or someone to appeal for me or whats the best way to handle it.

Santander can lend to who they wish. As they set the criteria.
Could you expand on your "default". As this may help us explain Santanders attitude better.0 -

Why stay with them? Why not remortgage jointly and do the transfer of equity when you are cleared by the new lender? Is there equity in the property?

not much in the house, maybe 20k which makes it hard to go elsewhere because they all want about 20 to 30k as the depoist.0

i dont understand why they will not just take my ex off the mortgage and put my wife on it, my wife earns a good wage so surely this puts them in a better poistion as far as risk goes.0

There's your issue. Santander set the rules. It's nothing personal against you. They are extremely unlikely to make an exception.0 -

A T of E is effectively a new application, Abbey now will not consider anyone with adverse credit - CCJ's/defaults etc, so you will be an instant decline, to be honest very little case for appeal, unless you can position it under "treating customers fairly" but I think you are stuck.I am a mortgage adviser.You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. A reason they may consider for an appeal would be if the default was registered in error - but this doesn't seem to be the case here.
I don't think any lenders would consider a mortgage application from someone who is still paying off a default.
Can your wife afford a mortgage on just her salary? Then she could apply in just her name. That's the only thing I can think ofEarly retired - 18th December 2014
