I would never recommend buying at auction using a mortgage. The legal process at auction is such that often the usual legal enquiries cannot be satisfied (there's a reason such properties go to auction, often having exhausted the Estate Agent route).
If your'e lender cannot satisfy itself, then no offer will be granted and you loose the 10% deposit.0
