    Rental income less costs! Exactly what my inland revenue return shows. What else could I possibly mean? If you are referring to capital growth, that isn't realized until a property is actually sold!

    Yes Battersea (SW11) although I live in Dorking, Surrey. But I did live in Battersea for about 10 years (after 5 years in Clapham South, although some might argue that is still Battersea (but it isn't))

    Well it hasn't been constant but probably the average is about 4.5 over that time (currently 4.5 if you count the investment property that my wife and I jointly own). That is only my properties though, not my wifes', but hers were never included in the quoted figures anyway.
