Allowable rental expenses question

Can I claim the following on my allowable expensese for an unfurnished property I let?

Replacement shower
Replacement cooker

Shower was beyond repair and the cooker deemed unsafe on the annual GSC.

Neither add 'value' to the property so I am thinking yes........

Yes, I believe you can.

I have claimed a shower before and not had a challenge on it - I cannot see how a cooker would be any different.

If let (fully) furnished you can claim the 10% wear and tear allowance too.

There are several other threads about what you can and can't claim for with rentals, it would be worth finding them and / or discussing with an accountant.

I say that because I'm not sure you can 'mix and match' actual expenses with the 10% wear and tear, although I may have misunderstood ...

I am afraid you have.

The 10% wear and tear allowance applies to furnished lettings only.

The OP lets unfurnished and replacement is the only way to go.
